The three commitments we put in the contract

Not company values: clauses signed before we start, mapped to what fails most often in full renovations on the Portuguese market.

Fixed written price, with a built-in reserve

The quote carries a reserve for hidden work, so the price does not climb as the job goes on. No 50 % upfront, then +25 %, then the full amount before the crew disappears: an escalation pattern documented in real complaints on the Portuguese market.

Staged payments verified by you, never self-certified

Every milestone has a checklist you sign before we release the next payment. You validate each stage in writing; we do not declare it finished ourselves.

Fixed technical crews for over 5 years, no mid-project rotation

We work with the same people on every project. We do not bring in a new crew for every job. Crew stability is what prevents defects that only show up weeks later.

Choose the scope that makes sense for your apartment. Each tier has an anchor price per m² and a realistic end-to-end duration. Portuguese clients know them as Prático, Familiar and Assinatura.

For living in, done properly. Kitchen and bathroom rebuilt, light layout changes, mid-to-high quality finishes.

New kitchen, full bathroom, floors/ceilings/walls reworked, electrics and plumbing updated, non-structural plasterboard.

Not included: Changes to the building’s structural column, extensions, exterior work.

Technical visit + briefing
We see the space, in person or by video call (WhatsApp / Zoom). We understand the goal, the deadlines and the budget limits. Free.

Design + fixed written quote
A proposal with a built-in reserve for hidden work. A milestone schedule, with the value of each milestone.

Contract and kick-off
Contract with the contractor’s official licence (alvará), liability insurance, a written deadline and a delay clause. After this step, we start.

Works by milestones
Execution follows the milestones defined in the contract, with clear verification points before moving to the next stage.

Handover + 5-year warranty
Final report, keys handed over, and the legal warranty under Art. 1225º of the Codigo Civil (Portuguese Civil Code, 5-year builder’s liability) in writing.

If you live abroad, your authorised representative signs the checklist before we release the next payment. The same process. It just doesn't require you to be there in person.

The crew finishes the milestone (e.g. demolition, plumbing + electrics closed in, kitchen + bathroom installed).

You see the work and confirm it against a milestone-specific checklist, signed in writing. It stays in your hands, on paper or digital. If you live abroad, your authorised representative signs.

Payment released

Only after your confirmation does the next milestone get paid. If hidden work appears within the quote’s reserve, it is our cost: it does not trigger an extra payment stage.

How to decide between Practical, Family and Signature

Five technical parameters that decide the tier for you, without leaning on the budget alone.

    We draft the request, keep to the building’s working hours (8:00-20:00 on weekdays) and help prepare for the owners’ assembly when one is needed — the majority required is two thirds of the building’s value, not two thirds of the owners.

Frequently asked questions

End to end: 5 to 8 months at the Family tier, 8 to 12 months at the Signature tier. That includes design (3 to 4 weeks), permitting where applicable (4 to 8 weeks, often in parallel with design), and the works themselves. We confirm the exact number in writing in the contract.

No. Design included in the renovation is permanent: it is part of the real works on the apartment, from drawings to final finishes, and it stays in your home after we hand over the keys. Home staging is different: rented furniture, set up temporarily for photos and viewings, then removed. We do not offer home staging as a service of our own.

The quote carries a built-in reserve for hidden work. If something appears beyond that reserve, we stop, show you what we found, and only continue with your written OK. We never raise the price unilaterally.

Every milestone has a specific checklist (what has to be complete). You verify it with the project manager on site, sign the checklist, and only then do we release the next payment. We never self-certify.

Yes. If you live abroad, we send weekly visual reports (photos + a video call). If you need someone authorised to represent you (to sign documents or accept the handover), we help arrange the power of attorney through the consulate.

It depends on the type of works. Changes visible from the outside, or affecting shared pipes or structure, need approval at the owners’ assembly (2/3 of the ownership shares, Art. 1425º of the Codigo Civil, the Portuguese Civil Code). Purely interior works do not. We assess this in the quote and help prepare the request if needed.

An idealista study (Q3 2024) shows that two-bedroom (T2) apartments in poor condition, fully renovated, are listed at a significant premium in Lisbon, Faro and Madeira. We recommend reading the original study rather than accepting circulating percentages with no source.

At the Family or Signature tier, practically not. With no kitchen, no original bathroom, and dust and noise for several weeks, it is not livable. Practical-tier works in specific areas can be done with the apartment occupied, but with discomfort. We cover this in the briefing.

Yes. For inheritances still in division (or concluded but not yet divided), we coordinate the timing of the works with the legal phase of the process. If you are deciding between selling as-is and renovating before selling, we help with the analysis, but without promising a specific appreciation percentage.

Yes, with two important warnings: (1) Lisbon’s municipal AL regulation blocks new registrations in containment zones (Alfama, Bairro Alto, Chiado, Principe Real, Baixa and others). Setubal, Sesimbra and Obidos are still open, but with their own regulations under revision. (2) Since 2025, AL requires mandatory insurance: it is not optional. We help you navigate this at the start.

Yes. In that case the bank requires a quote certified by a licensed contractor, which rules out working with loose odd-jobbers. We produce the quote in the format the bank accepts, and coordinate the works schedule with the loan disbursements.

Portugal has a reduced VAT rate for renovation work on housing: verba 2.27 of Lista I annexed to the CIVA (the Portuguese VAT code). It covers the labour component; materials go at the standard rate once they exceed 20% of the invoice total, and the invoice has to itemise the two parts separately. So the rate that applies to your job appears line by line in the quote, before you sign anything. For deduction or recovery questions specific to your situation (main home, rental investment, tax status), speak to a Portuguese accountant: we can put you in touch.

It is issued in Portuguese, like the contract: Portuguese law is what applies, and we would rather there be a single version that governs — it keeps a disagreement from turning into an argument about what a translation meant. We send you a translation on request, and we go through every line with you before you sign anything. Calls, WhatsApp, email and the site reports are all in English.
