Greater Lisbon · Setúbal · Oeste 190 × 250 cm · reference room (5.0 m²)

Bathroom renovation. Fixed price, fixed deadline, one person in charge.

We coordinate the entire project under one contract: demolition, plumbing, waterproofing, tiling and sanitary ware. Price and deadline fixed in writing before work starts.

01

Fixed price and payment by stages. We never ask for most of the amount upfront. You confirm each stage in writing before the next payment.

02

Demolition + plumbing + waterproofing + tiling + sanitary ware under one contract. One person coordinates the mason, the plumber, the electrician and the tiler. You do not deal with a different team each week.

03

Greater Lisbon, Setúbal and the Oeste region (Silver Coast). Service area confirmed before the quote. If you are outside it, we say so straight away and waste no one’s time.

The 3 commitments we put in writing

They are not generic. They answer directly what most often goes wrong in bathroom renovations in Portugal.

A clear plan for the days without a bathroom

We agree in writing how many days you will be without access, and what we do if something unexpected appears (for example, a corroded pipe behind the tiles).

Explicit warranty on hidden work

Plumbing and waterproofing under the tiles carry their own warranty. In the cases we come across, this is one of the most common causes of problems that only show up weeks later.

Liability for leaks into the neighbour’s apartment

If our work affects the apartment below, we take on that liability in writing in the contract, rather than leaving you or your neighbour to sort it out.

Budget, mid-range or premium: what changes in practice

The stages of the work, one by one

What physically happens at each stage, and what most often goes wrong at each one, on the market in general.

    1

    Demolition

Removal of the old tiles, sanitary ware and flooring, with protection of adjacent areas and rubble removed by a licensed construction-waste operator (RCD).

What commonly goes wrong: This is where corroded plumbing hidden behind old tiles gets discovered. We agree in writing what we do if that happens, before starting.

    2

    Plumbing and electrics

Chasing walls for the new water and drainage pipes, and bringing the electrical installation up to wet-room rules: sockets only in zone 3, minimum IPX1 protection rating, and a high-sensitivity residual-current device (≤30mA) mandatory for the whole room.

What commonly goes wrong: Moving the toilet or the shower means more wall chasing than a simple like-for-like swap. That is why a layout change takes longer than replacing fixtures in the same position.

    3

    Waterproofing

Waterproofing of the entire floor, reinforced on the shower/bathtub wall, and waterproof covering on the remaining walls up to 1.50 m (the legal minimum), before tiling. The substrate (render) must be completely dry, not just at the surface.

What commonly goes wrong: Tiling before the waterproofing has fully cured (24 hours to several days, depending on the product and humidity) is the most common cause of leaks that only appear weeks later. It is exactly what we cover with an explicit warranty.

    4

    Tiling

Wall covering (usually first) and then the floor, with grout suited to a wet room.

What commonly goes wrong: Large formats in a small bathroom mean more cuts and waste. We help you choose a format that works in the real space, not just in the catalogue.

    5

Installation of sanitary ware and fittings

Fitting the toilet, washbasin, shower/bathtub, taps, mirror and final accessories, done near the end of the project, on top of the finished tiling.

What commonly goes wrong: Equipment outside the standard catalogue (special sizes, made-to-order colours) can delay delivery. We check availability before closing the quote.

    6

    Final cleaning and handover

Full cleaning of the site, checking of all water and electrical connections, and a final written report with the 5-year legal warranty.

You only pay for each bathroom stage after seeing it work

Plumbing, waterproofing, tiling, sanitary ware: each stage confirmed by you before we release the next payment.

    01

    Stage completed

The team finishes the stage (e.g. demolition, infrastructure, tiling).

    02

    Checklist signed by you

You see the work and confirm it with a simple checklist. The contractor does not sign off on its own work.

    03

    Payment released

Only after your confirmation is the next stage paid.

What we guarantee in the bathroom

    Fixed price, in writing

The quote includes every stage before we start. The amount we agree is the amount you pay.

    Payment by verified stages

You confirm each stage before the next payment is due. The contractor does not sign off on its own work.

    One project manager

A single person coordinates the plumber, the electrician and the mason. You never deal with a different person each week.

    5-year legal warranty

Código Civil, Art. 1225º (Portuguese Civil Code: 5-year warranty on building works). It is your legal right, and we state it in the contract with no small print.

    Typical bathroom situations

Old bathroom, not renovated in decades

Worn tiling, dated sanitary ware, damp: the most common case.

    Preparing the apartment for sale

The bathroom is one of the rooms that adds most value to a property before selling.

    Accessibility and reduced mobility

Replacing a bathtub with a shower, grab bars, a more accessible layout.

    Waterproofing and leaks

Damp problems affecting the floor below or the neighbouring apartment.

    Who contacts us

Representative examples of the kind of project we take on.

Typical situation · older apartment in Santos, Lisbon, a short walk from Lapa
The tiling was decades old and the plumbing was already giving trouble. I had heard stories of projects that "stretch to double the time" and I wanted a deadline that would actually be kept.

Fixed quote in writing, with every stage included and the deadline confirmed. Work completed in three weeks, without a single change to the agreed price or schedule.

    Talk on WhatsApp
Typical situation · the only bathroom in the home, Estoril
It was our only bathroom. The biggest fear was not the price, it was being without it for weeks with no idea when it would end.

We agreed a written plan for the days without access, with a guaranteed reopening date. It was met exactly as agreed.

    Talk on WhatsApp
Typical situation · preparing an apartment for sale, Sintra
I wanted to sell faster and knew the old bathroom would put buyers off.

Mid-range renovation focused on modern, neutral finishes. The apartment sold within weeks.

    Frequently asked questions

Between €2,500 and €14,000 (demolition, plumbing, waterproofing, tiling and sanitary ware), depending on the finish level and whether there are structural changes. A typical 5 m² bathroom falls within this range; see the table above for an estimate tuned to your case. The exact amount is fixed in the quote, before we start.

No, unless you ask for something outside the agreed scope, and always with prior written agreement. The fixed quote includes every planned stage.

Typically between 10 and 30 days, depending on the finish level and whether the layout changes. The calculator above gives a duration estimate specific to your room. We confirm the exact deadline in the quote.

If the work does not touch shared pipework or structural elements, you normally don’t need approval from the owners’ assembly, just notify the building administrator. If shared infrastructure is affected, we help prepare the request.

We agree this in writing before starting, with a specific number of days and a plan for the case where we find something unexpected (for example, a corroded pipe behind the tiles). We do not leave it open.

The plumbing and the waterproofing under the tiles carry their own warranty, explicit in the contract. In the cases we see on the market, they are one of the most common causes of problems that only appear weeks later, so we cover them explicitly, not generically.

We take on that liability in writing in the contract. We do not pass it to you or to the neighbour.

Yes. A small project gets the same commitment on deadlines and response as a large one, never pushed to the back of the queue.

The Portuguese legal warranty for building works on property is 5 years (Código Civil, Art. 1225º, the Portuguese Civil Code). We apply it with no small print.
