The 3 commitments we put in writing

They are not generic. They answer directly what most often goes wrong in kitchen renovations in Portugal.

Measurements confirmed in writing before the old kitchen is removed

We do not start demolition until the final measurements for the new cabinets have been confirmed and signed off by you. It is the most common error documented in real kitchen renovation complaints in Portugal, and the one that most often doubles the planned duration.

Fixed price in writing: it does not go up, even with hidden surprises

The quote includes a reserve for what we cannot see during the technical visit (corroded plumbing behind the cabinets, wall chases full of old brick, tiles fixed with cement instead of adhesive). If something turns up within that reserve, it is our cost, not yours. The price is only revised if you ask for more scope, always agreed in writing, beforehand.

Fixed deadline in writing: the cost of delay is ours, not yours

The completion date goes into the quote. It only moves in 3 documented cases: you asked for more scope, there was genuine force majeure, or a hidden structural defect appeared. If we run late through our own fault, it is our bill that grows, never yours. The exact delay-compensation terms are set out in the works contract signed before the start.

What does not change between levels: demolition and rubble removal, water, gas and electrical connections and coordination by a single project manager are included at every level — as are the fixed written price, stage-by-stage payment and the 5-year legal guarantee.

The stages of the work, one by one

What physically happens at each stage, and what most often goes wrong at each one, on the market in general.

1

Demolition

Removal of old cabinets, appliances and wall/floor coverings, with protection of adjacent areas and rubble removed by a licensed construction-waste operator (RCD).

What commonly goes wrong: The final measurements for the new cabinets must be confirmed BEFORE demolition starts, not after. It is the most documented error in real complaints: measuring only after removing the old kitchen can double the planned duration.

2

Plumbing, gas, electrics and extraction

Chasing walls for new water and drainage connections, adjusting the electrical installation for the appliances (dedicated circuit for oven/hob) and the gas connection where applicable, always by a qualified technician. If you are switching from gas to induction, this is the phase where we do the DGEG-certified sealing and the new dedicated electrical circuit. We also check the building’s shared ventilation duct before connecting the extractor hood: the most common setup in older buildings, but it only works well if the duct is in good condition.

What commonly goes wrong: Moving the sink or the hob means more wall chasing than a like-for-like swap in the same position. If it is not measured properly beforehand, this is where most quotes derail. Connecting an extractor to a shared duct without checking compatibility can spread cooking smells to neighbouring apartments, so we assess the duct before connecting.

3

Wall and floor coverings

Tiles or wall covering and flooring (including the backsplash between the cabinets), applied before the cabinets are fitted. On older walls, levelling or re-rendering may be needed before covering.

What commonly goes wrong: Out-of-true walls require levelling before covering: a real additional cost that we flag in the quote as soon as it is identified, not hidden mid-project. Covering only the visible area to save money can also complicate future layout changes; we explain this option rather than hiding it.

4

Cabinet and worktop installation

Fitting of the made-to-measure cabinets and the worktop (laminate, quartz or granite, depending on the chosen level).

What commonly goes wrong: A measurement error of even a few millimetres forces on-site cuts or re-ordering parts: the most sensitive moment of the entire project.

5

Appliance and sink installation

Final connection of the built-in appliances and the sink, with functional testing.

What commonly goes wrong: Non-standard appliances (special sizes, made-to-order brands) can delay delivery. We check availability before closing the quote.

6

Finishes, silicone and cleaning

Final touch-ups, silicone sealing along worktops and walls, full cleaning of the site and a final written report with the 5-year legal warranty.

Supplier coordination and stage-by-stage payment for the kitchen

4 suppliers (cabinet maker, electrician, plumber/gas fitter, appliances) coordinated by us, each with its own milestone signed by you before the next payment. No one certifies their own work.

01

Stage completed

The team finishes the stage (e.g. demolition, infrastructure, cabinet installation).

02

Checklist signed by you

You see the work and confirm it with a signed written checklist, kept by you, on paper or digital. You validate it; the contractor does not certify its own work.

03

Payment released

Only after your confirmation is the next stage paid. If hidden work appears within the quote’s reserve, it is our cost: it does not trigger an extra payment stage.

What we guarantee in the kitchen

One project manager

Cabinet maker, electrician, plumber/gas fitter and appliance delivery coordinated by a single point of contact. If something does not fit, no one gets to say "not my problem".

Payment by verified stages

Each stage (demolition, infrastructure, wall and floor coverings, cabinets, finishes) confirmed by you in writing before the next payment. It is not the contractor certifying its own work: you validate it.

5-year warranty, including the hidden work

Plumbing and electrical circuits that end up behind the cabinets fall under the same 5-year legal warranty as everything else (Código Civil, Art. 1225º, the Portuguese Civil Code), not treated as a separate item. It is where most problems appear months after handover, and the coverage is explicit in writing.

Typical kitchen renovation situations

Old kitchen, outdated layout

Worn cabinets, poor functionality, you want to rethink the space while keeping the existing walls.

Preparing the apartment for sale

The kitchen is the room with the highest return on investment before a sale: a renovation aimed at sale value, not at personal taste.

The family grew, the kitchen became too small for daily life

The old configuration no longer works: you need more usable worktop, more storage in low drawers (easier to reach than high cabinets), maybe a peninsula or island so the children can be next to you while you cook. We rearrange the layout within the existing walls, without structural work.

Gas-only kitchen: you want to switch to induction in one general reset

It is the right moment: we handle the removal plus DGEG-certified sealing of the gas line, the new dedicated electrical circuit and the induction hob as part of the kitchen project, not separately afterwards. If the meter is old, we assess on site whether an electrical upgrade is needed.

Who contacts us

Representative examples of the kind of project we take on.

Typical situation · three-bedroom apartment in Sintra, couple with a daughter
I was afraid of signing a quote and then hearing "ah, but this now needs another €3,000". I have heard plenty of stories like that from family and friends.

Fixed quote with a built-in reserve for hidden work. When we opened the old cabinets, corroded plumbing appeared behind them. It was covered by the reserve, not a price revision. The final amount was the one on the initial quote.

Typical situation · family with two children, two-bedroom apartment in Setúbal
With two small children, being without a kitchen for months would be impossible. I knew of cases where "5 weeks" became 4 months. I needed a date, and a date that was kept.

Completion date fixed in writing in the quote: 30 days. Each stage delivered on the agreed day, confirmed with a signed checklist. The kitchen was ready on day 30, not day 90.

Typical situation · couple, two-bedroom apartment in Torres Vedras
My sister renovated her kitchen two years ago and the cabinets came about 8 cm short. They had to hide a filler column in the corner. We did not want to go through the same.

Final cabinet measurements signed off by us before demolition of the old kitchen began. The cabinets arrived at the right size and fitted as they should: no disguised columns, no last-minute cuts.

Frequently asked questions

Between €6,500 and €32,000+ turnkey (building work + cabinets + appliances), depending on the finish level, the area and the shape. A typical two/three-bedroom apartment kitchen of 8-10 m² falls in the €7,000-18,000 range. See the calculator above for an estimate tuned to your case; the exact amount is fixed in the written quote.

No, unless you ask for something outside the agreed scope, and always with prior written agreement. The fixed quote includes every planned stage. If hidden work appears that we could not see during the technical visit, it is covered by the reserve built into the quote; see the next question.

The quote includes an internal reserve for the typical hidden work that only appears once we open the walls or remove the cabinets (corroded plumbing behind the cabinets, wall chases full of old brick, tiles fixed with cement instead of adhesive). If what appears is within the reserve, it is our cost: it does not trigger a quote revision or an extra payment stage. If it materially exceeds the reserve, we propose the new amount in writing and you decide whether to continue or stop. We never continue without your agreement.

Yes. Appliances are part of the turnkey quote by default (oven, hob, extractor hood, fridge and dishwasher, depending on what you choose). If you prefer to keep the ones you have, or to buy elsewhere and only ask for installation, we adjust accordingly.

Yes, but they are two different warranties. The building work and the installation always carry the 5-year legal warranty (Código Civil, Art. 1225º, the Portuguese Civil Code). The cabinets, and the appliances when included, may come from different sources depending on what best serves your project and budget; the warranty on the furniture and appliances themselves depends on the manufacturer/supplier, identified in the quote.

No. Windows are not part of our service. For that we recommend JanelaFix (janelafix.pt), a dedicated window and frame specialist.

One project manager: that is exactly what the role exists for. If the measurement of a piece of equipment forces a change to a water or gas connection, the project manager resolves it. It does not fall through the cracks between suppliers, with everyone pointing at someone else.

We confirm the final measurements in writing before removing the old kitchen, not after. It is the most common error documented in real kitchen renovation complaints in Portugal, and the most frequent cause of the duration doubling.

Yes, but that is a larger project (a full renovation, not just the kitchen): we ask for a separate technical visit and quote it separately. A load-bearing wall requires an engineering design (around €300-800, not included in the kitchen price) and approval by the condominium assembly with a two-thirds vote (Art. 1425º of the Código Civil, the Portuguese Civil Code). A non-structural wall is simpler, but we never promise a fixed price without assessing on site.

Only in that specific case. Connecting the extractor hood to an existing ventilation duct in the building, the most common setup in older buildings, does not require approval, because it does not alter the exterior. A new outlet directly to the outside is a visible alteration of the building exterior and requires assembly approval (two-thirds of the ownership shares, Art. 1425º of the Código Civil). We assess on site which option applies to your case.

Typically between 20 and 55 days, depending on the finish level, the area and the shape (linear, L-shaped, with peninsula or island). The calculator above gives a duration estimate specific to your case. We agree the exact deadline in the quote and organise the work to minimise the time without a working kitchen.

The water and gas connections behind the cabinets carry their own warranty, explicit in the contract. They are a documented cause of problems that only appear after handover, so we cover them explicitly, not generically.

No. Payment is by verified stages. We never require most of the amount before the work starts.

The Portuguese legal warranty for building works on property is 5 years (Código Civil, Art. 1225º, the Portuguese Civil Code). We apply it with no small print. It is separate from the warranty on the furniture and appliances, which depends on the manufacturer/supplier.
